Updated October 2026. Most roofing price guides quote national averages. This one uses our own numbers: 613 residential asphalt roof replacements Nick Tracey Roofing & Exteriors signed in New Hampshire between January 2025 and October 2026.
Short answer: Most asphalt shingle roof replacements we sign in New Hampshire cost $12,500 to $22,000. The middle job is about $16,700. Roughly 1 in 10 comes in under $9,100 (small ranches and simple Capes), and roughly 1 in 10 runs over $28,000 (large, steep or cut-up roofs).
Prices below are full replacements: tear-off, new underlayment and ice and water shield, shingles, flashing, ventilation, cleanup and our 25-year installation warranty. They are what homeowners actually signed, not list prices.
Roof replacement cost by New Hampshire region
| Region | Typical range (middle half of jobs) | Middle job | Jobs |
|---|---|---|---|
| Greater Nashua (Nashua, Hudson, Merrimack, Amherst, Hollis, Milford, Litchfield) | $12,500 – $21,300 | $16,600 | 223 |
| Bedford & Manchester area (Bedford, Goffstown, Hooksett, Londonderry, New Boston) | $13,300 – $20,700 | $16,400 | 177 |
| Concord area (Concord, Bow, Pembroke, Hopkinton, Henniker) | $12,800 – $21,900 | $17,000 | 44 |
| Seacoast (Hampton, Seabrook, Portsmouth, Rye, Stratham, Exeter) | $14,000 – $25,900 | $20,300 | 39 |
Ranges are the 25th to 75th percentile of signed contracts, rounded to the nearest $100. The Seacoast sample is smaller, so treat it as a rough guide.
The regions are close. What moves a price is the roof itself, not the town. Seacoast homes in our sample ran higher, which usually comes down to larger or more complex rooflines and older homes that need more decking work.
Cost by roofing material
| Material | Typical range on our jobs | What to know |
|---|---|---|
| Architectural asphalt shingles | $12,500 – $22,000 | What most NH homes get. Owens Corning Duration-class shingles, 25–30 year expected life with proper ventilation. |
| Standing seam metal | $21,000 – $42,000 | Roughly double asphalt. Sheds snow, lasts 40+ years. Based on 42 metal jobs in NH and MA, so the range is wide. |
| EPDM / flat roofing | Varies widely | Usually a porch, addition or low-slope section done with a shingle roof. Priced by the section. |
What drives the price of a new roof in NH
- Roof size, not house size. A 2,000 sq ft two-story Colonial often has a smaller roof than a 2,000 sq ft ranch, because the roof only covers the footprint. Roofers price by the “square” (100 sq ft of roof).
- Pitch and complexity. Steep roofs need more safety setup and slow the crew down. Dormers, valleys and multiple roof planes add flashing and labor.
- Layers to tear off. Two layers of old shingles cost more to remove and dispose of than one.
- Decking condition. Rotted or delaminated plywood is replaced per sheet once the old roof is off. We price this up front so it isn’t a surprise.
- Ice and water shield. New Hampshire winters call for an ice barrier along the eaves and in valleys. Some roofs need more coverage than the code minimum, especially low-slope sections.
- Ventilation. Ridge vents and intake vents protect the shingles and the warranty. Correcting poor attic ventilation can add cost but helps prevent ice dams.
- Chimneys, skylights and walls. Each needs new flashing. Replacing an old skylight during the re-roof costs far less than doing it later.
- Permits and access. Many NH towns require a building permit for a re-roof. Tight lots, long driveways and steep yards can add time for dumpster and material delivery.

Is $30,000 too much for a roof?
For a typical New Hampshire home with asphalt shingles, $30,000 is high. Only about 1 in 10 of our NH asphalt replacements came in above $28,000, and those were large, steep or complicated roofs, or included extra work like full decking replacement. If a quote is that high for an average house, ask for a line-item breakdown: number of squares, layers, decking allowance, ice and water shield coverage, and ventilation. For metal roofing, $30,000 is within the normal range.
What is the “25% rule” for roofing?
The 25% rule comes from building codes in some states, Florida being the best known. If more than 25% of a roof is repaired or replaced within 12 months, the whole roof has to be brought up to current code. New Hampshire has no statewide 25% rule, and local building departments decide when work needs a permit. In practice, once damage covers a quarter or more of a roof, a full replacement is usually the better value than patching.
Should a 20-year-old roof be replaced?
Not automatically. Older 3-tab shingles in New Hampshire often reach the end of their life around 20 years. Architectural shingles typically last 25 to 30 years when the attic is well ventilated. At 20 years, get an inspection and look for curling or cracked shingles, bald spots with missing granules, granules collecting in the gutters, and stains on the attic sheathing. Our guide to the signs you need a new roof walks through each one.
Does it cost more to replace a roof in winter?
Pricing doesn’t change much by season. Scheduling does. Spring and fall book up first, so signing in winter often gets you a better install date. We install in cold weather when conditions allow. See the best time to replace a roof in NH.
How to pay for a new roof
Most homeowners pay with savings, a home equity line, or financing. We offer financing through St. Mary’s Bank with monthly payment options, so you can replace a failing roof now instead of waiting.
