How Much Does New Siding Cost in NH & MA? (2026)

Updated October 2026. These prices come from 54 residential siding jobs Nick Tracey Roofing & Exteriors signed between January 2025 and October 2026, almost all in southern New Hampshire, with a handful in Massachusetts.

Short answer: Most siding replacements we sign cost $21,800 to $53,200. The middle job is about $35,400. Roughly 1 in 10 comes in under $9,800 (one or two walls, or a small home), and roughly 1 in 10 runs over $78,000 (large homes, full James Hardie fiber cement, or siding with trim, windows and gutters).

Siding prices spread much wider than roofing because jobs vary so much: one wall vs. a whole house, vinyl vs. fiber cement, and whether trim, windows or gutters are part of the project.

Vinyl vs. fiber cement: cost and trade-offs

MaterialRelative costWhat to know
Vinyl (CertainTeed, Exterior Portfolio)LowestMost common choice in New England. Low maintenance, many colors and profiles, insulated options available.
Fiber cement (James Hardie)Higher than vinylHeavier and more labor to install. The look of painted wood, fire-resistant, very durable. Popular on Colonials and in historic neighborhoods.

What drives the cost of new siding

  • Wall area. Siding is priced by the square (100 sq ft of wall), minus windows and doors. Two-story homes have far more wall area than ranches of the same living space.
  • Material and profile. Fiber cement costs more than vinyl. Shakes, board and batten, and premium colors cost more than standard lap siding.
  • Tear-off and repairs. Removing old siding, especially if there are layers, plus fixing rotted sheathing found underneath.
  • Trim and details. Window and door trim, corners, soffit and fascia. Exterior trim work often goes with a siding job.
  • Height and access. Three-story walls, steep yards and tight lot lines need more staging.
  • Add-ons. Insulation board, new windows, or gutters done at the same time.

How much does siding cost for a 2,000 sq ft house?

A 2,000 sq ft home usually has more wall area than floor area, often 2,000 to 3,000 sq ft of siding after windows and doors, depending on the number of stories and the roof style. Most whole-house vinyl jobs on homes around that size fall inside our typical range of $21,800 to $53,200, with simpler single-story or Cape-style homes toward the low end. Fiber cement on the same house costs more. The only way to get a real number is to measure the walls.

Is it cheaper to do siding and the roof at the same time?

Doing both at once is usually simpler and can save money. One crew coordinates the flashing where roof meets wall, you deal with one dumpster and one project schedule, and the drip edge, trim and gutters all get matched. We can quote both together. See our NH roof cost guide or MA roof cost guide.

Do you need a permit for siding?

In Massachusetts, re-siding generally requires a building permit, and we pull it. Many New Hampshire towns also require one, so we check with the local building department before every job.

How long does new siding last?

Quality vinyl siding commonly lasts 25 to 40 years. Fiber cement commonly lasts 30 to 50 years with periodic repainting. Proper housewrap, flashing at windows and doors, and ventilation behind the siding matter as much as the siding itself.

Financing your siding project

We offer financing through St. Mary’s Bank with monthly payment options, so a whole-house project doesn’t have to wait.
